Lifespan · Warranty reality
How long does a roof last?
The lifespan numbers are published and well known. What nobody puts next to them is what your warranty actually pays in the year your roof gives out. Both halves are below, from the primary documents.

Service life, by material
These are InterNACHI’s published estimates, from the inspector association’s standard chart, corroborated by the NAHB’s study of home-component life. InterNACHI’s own caveats matter as much as the numbers: the figures assume regular maintenance and normal wear, hot climates “drastically reduce asphalt shingle life,” and roofs in hail or hurricane areas run shorter. These are guidelines, explicitly not guarantees.
| Material | Expected life |
|---|---|
| Asphalt shingles — 3-tab | 20 years |
| Asphalt shingles — architectural | 30 years |
| Wood shingles | 25 years |
| Metal | 40–80 years |
| Slate | 60–150 years |
| Clay / concrete tile | 100+ years |
The number nobody publishes: what the warranty pays when it fails
A “Lifetime” warranty sounds like it outlasts the roof. Read the document and it works differently: full coverage runs for a fixed up-front window. GAF calls it the Smart Choice Protection Period, Owens Corning calls it TRU PROtection, and both set it at 10 years for lifetime shingles on an owner-occupied single-family home. During that window the manufacturer pays for replacement materials and the labor to install them (though neither pays to tear off or dispose of the old shingles at the base tier). After it, labor is never covered again and the material contribution shrinks every year.
The write-down is arithmetic, published by the manufacturers themselves. GAF prorates against a 600-month clock for years 11–40. Its own worked example: a claim at 25 years is 300/600, a 50% reduction. Owens Corning starts year 11 at 80% and subtracts 2 points a year. Both settle at a 20% floor from year 41.
| Year of claim | GAF | Owens Corning | Labor |
|---|---|---|---|
| 1–10 | 100% | 100% | Covered |
| 15 | 70% | 72% | Not covered |
| 20 | 60% | 62% | Not covered |
| 25 | 50% | 52% | Not covered |
| 30 | 40% | 42% | Not covered |
| 41+ | 20% | 20% | Not covered |
Put the two tables together and the sentence writes itself: an architectural shingle is expected to last 30 years, and at year 30 both manufacturers pay about 40% of materials and nothing toward labor. A 3-tab shingle warranted for 25 years is expected to last 20. The warranty outlives the product.
Four more terms that decide what you actually own
“Lifetime” has a definition, and it ends at the sale. In GAF’s document, Lifetime means as long as the original owner owns the single-family detached home. For any other building, a condo, an HOA, a rental, the term is 40 years flat. The warranty transfers once: GAF’s current edition gives the second owner one year to notify in writing, Owens Corning gives 60 days. Transfer after the protection period and the remaining term collapses to two years.
Hail is excluded. Both documents exclude hail as an act of nature. GAF lists it under “acts of nature, such as hail”; Owens Corning under “Acts of God, such as hail.” Hail damage is an insurance question, not a warranty question. It is covered in our hail inspection guide.
Wind coverage depends on the nail count. GAF covers its lifetime shingles to 130 mph only with special installation, meaning 6 nails per shingle plus GAF starter strips at eaves and rakes. Without it, coverage is 110 mph. A homeowner has no practical way to verify, after the fact, which they got.
The tier you get depends on your contractor, not your shingle. The same shingle carries a 10-year non-prorated period at the base warranty and a 50-year one under the manufacturer’s certified-contractor tiers (GAF System Plus and above), which also add tear-off and disposal coverage. Who installs the roof changes what the paper is worth.
